Reasons for renting a studio

The key for any given place of residence is you need to find something to meet your expectations. For many people who work hard during the day, have stressful jobs, and then still want to go out and have a good time with respect to entertainment, there just isn’t enough time to take care of everything that comes along with owning a home. For those individuals who are simply looking for a place to live with no added stress, a studio is king. These are the reasons you should consider a studio instead of a home purchase for your next home.

Less Stress
When you live in a studio you get the home you want but none of the added stress that comes with being a property owner. You pay not only for the unit itself, but so you can literally avoid the rest of the hassle that a normal homeowner has to deal with. If you have noisy and unruly neighbors as a renter, then you can just tell your landlord and he or she will take care of it for you. What about the recent developments in local crime? As a tenant you don’t have to worry about property values changing because your rent is already set – it’s the landlord who worries about outside problems because he or she owns the unit. What about an increase in proposed property taxes? You aren’t the one who deals with it because you just pay your rent and the owner of the building deals with the rest.

The key to remember is when you are paying to lease a unit, part of your payment is supposed to cover everything that is included with managing the property both from a safety and security point of view but also from a financial point of view. While it might be a bit upsetting to need to pay rent each and every month, a big portion of your payment goes to making sure you don’t have to deal with anything else that comes along with the territory of owning or managing a property.

Flexibility to Move
One big thing about younger people is they aren’t sticking roots into the ground as much as previous generations have. This is a tremendous asset if you are any age and are thinking about the future, because in a global world where there are possibilities everywhere, why would you want to force yourself to live in a specific area if you think you could wind up moving away at some point? Even if you only want to head to another neighborhood in the same city, or if you want to relocate across the world into an entirely different country, if you are a renter then you can go just as soon as your lease term is up. The best part about having flexibility to move is if you are looking for studio for rent with PropertyGuru Malaysia, you can easily see where the best locations are, how much they are going for, and even be able to find out the contact information so you can learn the terms such as how long the leases will be. The major key to studios is the general flexibility that they provide, and if you do a little bit of planning up front then you won’t have to worry about being stuck in an area for long if you want to head elsewhere.

Unexpected Repairs
Unexpected repairs can come out of nowhere. In fact, if you have ever watch a television show where people do any sort of remodeling or renovations you already know how often hidden problems are tucked behind the walls and how often they are actually exposed. The best part about leasing is that if (when) those unexpected problems do rear their ugly heads, you are not on the hook to pay for them. In fact, not paying for those repairs is only the first part of the equation, as once the repairs and updates are made by your landlord, you are the one who gets to enjoy brand new features and appliances and it will be on the dime of your landlord.

Knowing you can truly live in a home that is up to date and up to code is a very nice and secure feeling. However, knowing you will have that same feeling without having to shell out the major dollars to pay for it is an almost unheard of possibility unless you are leasing a studio unit.

Middle of the Night Problems
Every home has problems and that’s just what happens to everyone. However, when you have to deal with a problem at two in the morning, it can be extremely frustrating. If there is a water leak from a busted pipe, you smell gas coming from behind an oven that isn’t on, or your power won’t work, who do you think is going to have to take care of the problem? When you own a home then it is all on you (or the cost will be on you when you call a professional at two in the morning). But, when you are renting the unit, a simple call to your landlord means everything will be taken care of. You will save on the maintenance, supplies, cost of the repairs themselves, and you won’t even have to pay for the possible damages that occur if water did leak into drywall for example.

It’s not just about the actual problems that can come up in the course of owning a home that can make it so hard, it’s the fact that you already have enough on your plate and don’t need any additional responsibility. When you have had hard days of work, have a personal life with personal stresses, and you still need to be back into the office the next day, do you really want to be dealing with emergencies in the middle of the night?

While some people will argue against it for financial reasons, the truth is if you are looking for a no stress, highly flexible lifestyle then you truly can’t go wrong with a studio unit. You pay so someone else takes care of the place and the problems. And, while you are paying money every month, you don’t have to bear any of the responsibility or stress and that’s something you can’t buy.

Good evening, it's rainy day outside. Today I am going to blog about Kleenex 3 - PLY Scented Facial Tissues. Since it's school holiday, I also find them to bonding with family members especially my sons. They do grow up fast, so grab every moment with them and spend time with them as much as possible. I know that they are many facial tissue in the market, what so special about the Kleenex 3- PLY Scented Facial Tissue. Kleenex introduces a new way to enjoy its softness, infusing rose essential oil or cherry blossom fragrance into its first Kleenex 3-PLY Scented Facial Tissues.

There is nothing like the smell of freshly-washed laundry, cookies baking in the oven, or flowers in bloom to put a smile on your face.

Such wonderful scents simply lift our spirits, making us feel more positive and nurturing, even when our environment is stressful or overwhelming.

It's school holiday and I have fun activities with my sons.
We used the Kleenex 3-Ply Scented Facial Tissues to make flower.
Do you like rose or carnation?

It's easy to create the carnation flower, just folded two pieces of tissue together.
Folded it two times then cut it circle shape.
Then the edge of the circle, cut it about 1 cm.
We did the same again with the other tissue but putting on color pens on it.
The color pen We used two color to create colorful carnation.

I am sure you know that a bouquet of flower is expensive,
why not create one with your loved one and present it to her.
I find it is more meaningful creating the master piece for loved ones.

How about brotherly love?
I love my sons, so glad that they get along well.

Road accidents during festive season

It's festive season, so everyone do drive safe and don't speed. This morning I on way to go pick up my son from tuition centre and I saw it's a long queue of cars at traffic light. I saw two cars in terrible condition, one car without air bag and windscreen is badly damage. An ambulance has come to pick up the injury driver to hospital. Two cars collision near the traffic light of USJ 5 and USJ 4.

In another accident, a blogger friend of mine had a minor injury too but his car accidents was last night. A motorcycle speeding and hit pedestrian then hitting his car.

Talking about road accidents, I have to decline some invitation for food review. One of the reasons is the venue is far away from me, I need to drive in the night so that's a bad idea because waze app always bring me a long way home and I often get lost. No doubt without waze app, I maybe more lost.

There was an event I attended in Kuala Lumpur, it was over at 6 pm then heavy traffic jam plus rain for me to get home. I reached home at 8pm in the night, 2 hours of traffic jam and holding your pee which is serious as federal highway doesn't have any stop for toilet break.

Oh well, let's get back to road safety yeah, drive safe and always check your car headlights and tail lights make sure everything is working.

After baking cookies we try the chocolate brownie. Niece told me the inside would be like melted hearts in Chinese language. Yes she's right about this!

Nephews each of them take up a cup of brownie to eat.
Sweet?
Yes to the maximum level
There goes sugar high, all night long..

Aloe Vera for skin and hair care

Have you got any aloe vera at home? Aloe vera is good for skin care and hair care. My father-in-law used to use the aloe vera for his hair care, he even eat it raw but he would first cut the skin off the aloe vera.

I tried before using the raw aloe vera to rub on my cleanse face but first cut the skin off the aloe vera. You can see thorns at side of the aloe vera because with your hands. Beware it may not be pleasant feeling because of it's stickiness.

How about putting aloe vera in the use of bath tissues? No kidding, check out my post on  New Kleenex tissues with aloe vera.

Safety gate for baby

Do you think it is important to have safety gate at home? Some parents put them between the kitchen door, 1st floor of the house between walls of staircase. I have the safety gate put up at 1st floor between walls of staircase for my first child. I afraid of him fall down from stairs, he was a good boy.

For second child, my active boy his more active than his eldest brother. He's able to pull up the gate door by himself. He can open and shut it, though it is heavy! Sometimes he would scream for help as he wants to close the gate door.

Beware of safety gate for baby, you need to check whether the lock to wall is secure or not. Always checking to prevent accidents at home. There was a time my 8 years old open the gate door but he fell down, lucky he was opening for coming upstairs not going down stairs. The whole gate fell down on the floor and he's on top of it. It really shocked me for the moment, lucky he's alright no injury.

Always check the screw of the safety gate between walls, they can get loose sometimes.

Short Intro to the Home Aquarium—Just the Basics

Advances in technology and lower-priced equipment have helped make home aquariums more popular than ever. For everyone who is considering a home aquarium but who wouldn’t know a protein skimmer from a protein shake-this short article is designed for you. We’ll look briefly at what you must know about keeping marine life at home, for example the basic equipment required.

Prior To Getting Started

Keeping marine life in your own home needn’t be daunting and it may certainly be fun, but it is a significant obligation too. Marine lives are at stake, and they must be respected. As long as this really is clearly understood, it’s full speed ahead.

Fish Only or Reef Aquariums

Now, let’s talk aquariums. There are 2 basic types of aquariums, fish only and reef. For the most part, fish-only aquariums are easier to maintain as corals require more attention and they are more sensitive to poor water quality.

Basic Equipment

Now we arrive at the part everybody wants to talk about: the equipment list. For either a fish only or reef set-up, the list is basically the identical. You will need: an aquarium, protein skimmer, heating and lighting, powerheads for circulation, and some form of filtration. You may also need a calcium reactor or UV sterilizer depending on the things you have within your aquarium.

Methods for Getting Started

It will always be better to obtain a larger protein skimmer than you think you need (for the actual size of the aquarium) because some forms of marine life are definitely more demanding as opposed to others. For example, a skimmer rated for a 100-gallon tank is barely adequate for a 50-gallon tank. Before continuing further, it is also a smart idea to partially fill the new tank with water and run your pumps to test for leaks. It is also wise to permit the water “rest” for a day to allow the salt level to settle down. In case you have never kept an aquarium before, this is a very good idea to talk at length along with your local aquarium equipment store professional regarding the ins and outs of starting an aquarium and keeping fish. There is a lot to learn however it is worth the investment in equipment and time. Just ask anybody who already keeps fish and they will agree.

You can find excellent deals on protein skimmers as well as other aquarium supplies, only a mouse click away at www.thelashop.com . Make sure you check them out today.

Internet down for two and half days

Yeah no Internet for two and half days since Saturday. I can't believe it and it is true, for first time I no checking on movie I won for the rating. Yeah, the email from Nuffnang not stated too if the movie is for pg13 or 18. Anyway I won to watch Kick Ass 2, which son finds it would be funny to watch.

While queue up for premier screening the poster stated 18. No kidding, it is so he's not allow to enter the hall to watch the movie. He's pulling a sad face as we need to go home.

It is not just costumes in the movie looks attractive but apparently after checking on the rating on Internet there are too much of vulgar languages in it.

21 months toddler accomplishment!

Yeah my little boy is very active at home; he has accomplished to open door knob by himself. He knows to push the chair to the playpen to climb in the playpen by himself. I saw him doing it couple of time, he loves getting in and out of the playpen. Two weeks ago he didn't know how to get out of the playpen except just hanging on it but now he knows to climb out the playpen.

He's stronger than his brother; he falls down couple of time even just sitting on chair but didn't sit properly.

He's loves to run instead of walk, running here and there but he knows to brake in time!

We need all the eyes to watch him. He learns new trick by himself, he knows his favourite things he would keep them in drawer. Yeah that goes his brother looking for his toys. lol

Don't leave your windows open at night!

This is scary but it is true, for those that sleep with open windows at night ponder the following. The size of the opening where the "accused" went through is less than the size of an A4 sheet of paper.

I know its hot weather in Malaysia, no matter what don't leave your windows open in the night. I remembered my friend shared with me that she thought she saw someone peeping her from the window at night.

For safety, best closed all windows tight. Double check them if you need.

Best be safe than sorry.
